What is a Delap Survey?
A Delap Survey is an alternative name for a schedule of dilapidation. Our commercial building surveyor’s undertake delap surveys on the behalf of both landlords and tenants. A delap survey is a survey undertaken by commercial building surveyors in order to assess the tenant lease breaches that have occurred at lease expiry which relate to the repair, reinstatement, decoration and statutory compliance.
When do you need a Delap Survey?
The delap survey is often the first point of the delap process. The delap survey is normally completed on the behalf of a landlord by a commercial building survey. The delap survey will be undertaken on or before lease expiry. Sometimes a dilapidations liability assessment is undertaken prior to this to provide an indication of likely liability. Once the delap survey is undertaken then it will be issued on to the tenant. The tenant will often engage a different commercial building surveyor to review the delap survey and will respond to the delap survey outlining their position.
