A Photographic Schedule of Condition is a factual record of the condition of a property or building at a specific time. As opposed to a schedule of condition, a photographic schedule of condition is typically a simpler, less detailed report. Instead of relying on a detailed description of the property and specific components a photographic schedule of condition puts more onus on including a number of photographs that help to clarify the condition of the property.
When do you need a Photographic Schedule of Condition?
As with a schedule of condition, a photographic schedule of condition is needed either prior to the commencement of construction works to ensure an accurate record of the building, and/or adjacent buildings condition so that its contents can be used as a benchmark to record any damage that may occur to the building during the construction works. In addition, a photographic schedule of condition can be drafted prior to the commencement of a lease in order to record the condition of a property and limit a tenants repair liability.
